Google's "The Bunker"

Google’s “The Bunker” in Venice encompasses over 20,000 square feet of creative and innovative interior and exterior space.  The entryway begins with exterior pavers that lead into a controlled access lobby highlighted by a custom millwork reception desk, wood flooring, woodwork walling and shelving, decorative lighting and banquet seating. The lobby then transitions into a “farm feel” themed, full-service café.  The café boasts custom ceramic tile flooring with vibrant design and branding labels, and a feature wall furnished with steel shelving, HDTV, and farm tools used as decorative items hanging from a millwork peg wallboard.

DesignHive - Brookfield's Next Generation Office Design Competition

Brookfield unveiled the results of their design competition, DesignHive, to the downtown Los Angeles area on (date) with an open house event that engaged the design and commercial real estate communities with new concepts for spec suite design.  Meant to set the standard for a new generation of modernized workplace environments in downtown, Brookfield has dedicated two locations, one in The Gas Company Tower and one in the Wells Fargo Center, to examine how the expectations of the Millennial and Gen Z workers entering the market are redefining the workplace.

Red Bull North America Expands!

Red Bull North America is known for bold, unique marketing campaigns that include film, documentaries, extreme sports, art and music events. The company’s exponential growth and diversification resulted in much needed additional office space in close proximity to their current offices in Santa Monica.  They leased 1630 Stewart St., a 74,000 SF warehouse facility that was originally a brick-making factory, among other things, and they engaged Howard Building Corporation (HBC) and local architecture firm, Wolcott, to design and construct their space.  The dynamic energy of Red Bull's culture is reflected in every aspect of their new expanded offices.

SAE Institute Transforms Historic Kodak Campus

SAE Institute is one of the world’s leading educators in the creative media industries and offers unique courses designed to prepare students for various professions in the creative media realm.  To provide the most technologically advanced education for its students, SAE Institute sought to update and expand its facilities and worked with architects at IA and Howard Building Corporation (HBC) to move its Los Angeles location from a 20,000 square foot space in an office building to a larger 40,000 square foot facility occupying two buildings that were previously the historic Hollywood offices of the Eastman Kodak Company.  With expanded room for studios, classrooms and a larger campus environment, the Institute expects to now be able to meet an increasing demand for its program, which feeds the entertainment industry with talented audio technicians.

L.A. Prep Changes Food for Good

This unique 56,000 square foot commercial kitchen facility is the first of its kind on the West Coast to provide small to mid-size food producers the space they need to grow their food production businesses.  This amenity rich facility offers flexible, affordable and fully-permitted production and storage capabilities with 54 pre-certified, leasable kitchen spaces.  Included on site is a  full demonstration kitchen, small and large food preparation areas, 3 community kitchens, a catering kitchen, 2 receiving areas, 3 loading docks, cold and dry storage, and a classroom space.  The kitchens are all fully equipped with water, gas, and electricity, and 31 of the 54 spaces offer grease hoods.

This large scale tenant improvement project for a repeat client spanned 50,000 square feet across two buildings consisting primarily of physician offices and shared common areas.  Each office was designed uniquely to accommodate the requirements of different divisions composed of cardiology, neurology, urology, OB/GYN, and internal medicine.  The 24-week build-out also included an exterior tank farm for a three chamber Wound Healing Center as well as a Blood Draw Lab, both of which were built to OSHPD3 standards.

David Flores Art Defines Sunset Media Center Reposition

12/01/2014

HBC worked with designers at Gensler to reposition Kilroy Realty's Sunset Media Center property located prominently on Sunset Boulevard in Hollywood.  This complex renovation included the entire first and second floor public areas and lobbies in the 22-story high rise building, as well as valet parking areas, the garage and complete site upgrades. The entire ground floor was demolished and redesigned by cutting out the existing 2nd floor concrete deck and providing structural upgrades to create a two story open atrium.  As an even larger challenge, all of this work was completed without disruption to the various ground floor tenants including restaurants, coffee shops, banks and retail tenants, as well as all of the corporate tenants that make up the remaining floors of the building.

As our aging population grows, new technology arises, and overall health improves, healthcare priorities have adapted. HBC’s healthcare division has seen this firsthand. The shift has resulted in a changing healthcare real estate market which, in turn, impacts how these projects are constructed. The healthcare industry is one of the largest in the U.S., and the demand for new facilities continues to grow exponentially. Approximately 40% of demand is for the construction of outpatient facilities and medical office buildings.1 This article will explore how healthcare design has shifted within the past five years and how these changes reflect the values of our healthcare-seeking population. We will then turn to our own recently completed healthcare projects as case studies for the current healthcare model and for what is to come.

Howard Building Corporation's recently completed Beats Electronics project was regarded as one of the "Coolest Offices in 2014," according to Inc.com. The project was also featured by Office Snapshots, a digital magazine showcasing trend-setting office designs throughout the world. In partnership with Bestor Architecture, HBC constructed the original 50,000 square foot adaptive reuse project that established the Beats headquarters in Culver City, California. Three buildings were interconnected to accommodate the company's research, design and development teams. Since that time, HBC has completed more than 110,000 square feet of space on the expanding campus. With a youthful, creative staff, the design of the space provides a working environment that fosters the company's adaptive and technologically advanced culture. Rich in amenities and non-traditional, collaborative spaces, Beats pushes the creative space paradigm.

HBC Completes DaVita HealthCare Partners, Irvine

Howard Building Corporation recently completed a multi-building tenant improvement relocation project for DaVita Healthcare Partners encompassing 58,000 square feet of new office space in Irvine, CA. The DaVita leasehold included the entirety of a 48,000 square foot two-story building and half of the first floor of an adjacent building. In order to create synergy between the two buildings, the connecting exterior space went under a full renovation to include outdoor meeting and conference areas, an outdoor fountain, BBQ locations, serene walking paths and a great lawn for town-hall events.

Warehouse Hubs and Repositioned Spaces

Industrial/Warehouse E-commerce sales have increased every year since inception. After the stay-at-home mandates were enacted due to the COVID-19 pandemic, e-commerce sales absolutely skyrocketed. In order to continue to fulfill this rising demand, big corporations have begun seeking large industrial and warehouse spaces. Whereas before, one or two large central warehouses were the standard for product fulfillment and packaging, companies are now seeking to purchase multiple flagship hubs. These distribution and fulfillment hubs are central to high-population areas.1 As a result, e-commerce companies are able to keep up with demand, decrease transit time, and save on transportation costs. Furthermore, companies can store a larger product backlog to proactively counteract potential delays due to COVID-19.2 The global pandemic is anticipated to continue to accelerate the need for more industrial spaces3. Therefore, it is important to know what differentiates industrial buildouts from other construction niches. Warehouse buildings have specific requirements for optimal production. By looking at some of HBC’s warehouse and industrial projects, we can examine these commonalities.
