Project Description

This 16-floor structure required four project phases, including a seismic retrofit and reinforcement of the foundation and walls. Additionally, eight seismic dampeners were added to each floor. Approximately 38,000 square feet of the 101 Continental podium plaza deck was upgraded to a multifunctional outdoor space, which is accessible via bi-folding, automatic doors. Varying-height concrete planters and colored concrete walkways encircle built-in seating, BBQ areas, and fire pits. On the 3^rd floor, an exterior curtain wall, metal panel, and EFIS façade with punch windows were added. A curved metal panel with a wood canopy frames the 2^nd and 3^rd floors and spans the north and south entrances. Additionally, a new bridge was erected over the driveway to connect the preexisting parking garage with an expanded parking area for increased site access. Interior additions consisted of a reception desk, elevator lobbies, a fitness center, yoga room, café, and tenant office space.
