Project Description
Kilroy Realty Corporation has operated in West Coast commercial real estate markets for more than six decades. They operate a portfolio of high quality commercial properties totaling more than 12.7 million square feet that span coastal market locations from Seattle to San Diego. KRC serves a broadly diversified roster of industries, including many of the region's leading firms in technology, telecommunications, engineering, entertainment, healthcare, biotechnology, and professional services.
KRC engaged architects at Gensler and Howard Building Corporation to reposition their Sunset Media property located prominently on Sunset Boulevard in Hollywood. This complex renovation included the entire first and second floor public areas and lobbies in the 22-story high rise building, as well as the valet parking area, garage and complete site upgrades. The entire ground floor was demolished and redesigned by cutting out the existing 2nd floor concrete deck and providing structural upgrades to create a two story open Mezzanine with glass guardrails. As an even larger challenge, all of this work was completed without disruption to the various ground floor tenants including restaurants, coffee shops, banks and retail tenants, as well as all of the corporate tenants that make up the remaining floors of the building.
Highlights of the overall design include custom architectural ceiling fin structures and exterior louvers fabricated by Arktura, new interior and exterior storefront and glazing, a structural glass curtain wall system at the building's entrance, back-painted glass and stainless steel trim throughout the interior spaces, new Lithocrete concrete stairs, planters, and hardscape, exterior building lighting including tower lighting from the 22nd floor, and complete elevator interiors upgrades. The project also incorporates upgrades to existing building core systems including new cooling towers, DDC controls, and lighting and plumbing upgrades.
